What Resales at The Independent Tell Us About Luxury Austin

When a building is famous enough that tourists photograph it, its resale market becomes a decent proxy for the segment above it. That is the case with The Independent.
The pattern
Original buyers who closed at delivery and held are, broadly, in fine shape. Buyers who purchased at the 2021 and 2022 peak and are selling now are the ones discovering that a tower can be excellent and your entry price can still have been high. Both of those things are true at once.
The units clearing fastest share a profile: high floor, corner exposure, upgraded beyond the standard finish package, and priced against actual recent closings in the building rather than against the seller's cost basis.
The lesson that applies everywhere
Luxury condo pricing is not a single number per square foot. It is a set of premiums stacked on a base. Floor height, exposure, view permanence, parking, storage, and finish level each carry their own value, and they are not interchangeable. An appraiser who treats floor 12 and floor 42 as comparable is doing you a disservice, and so is a listing agent who does the same thing in reverse.
For sellers in the building
Bring documentation. Renovation receipts, appliance ages, HOA payment history, and a clean resale certificate speed everything up. Buyers at this level are usually paying cash or working with a private bank, and the transaction moves at the speed of the paperwork.
For buyers watching from the sidelines
Segments like this reward patience and punish urgency. Watch the stack you want. When a unit in that stack sits past 45 days, you have a conversation worth having.
Segment the stack before you conclude anything
Resale performance in this tower varies more by floor band than by year. Units above the upper cantilever have held pricing better than the lower bands through every stretch of the last few years. Blending them into one building average produces a trend line that describes no actual unit.
Condition premium
Original finish units and updated units have separated. Buyers at this price point are paying for turnkey and discounting for projects at a rate that exceeds the actual cost of the work. If you are selling, that spread is usually worth capturing before listing.
Supply timing
Watch the active count in the building rather than the citywide inventory number. When the tower carries more than a handful of active listings in the same price band, time to sell stretches and negotiation opens up. When it is thin, the same units clear quickly at ask.
Practical advice
If you own here and are thinking about selling in the next year, let me pull your specific floor band's comps rather than the building average. The difference in what that tells you is often six figures.
