Austin Condo Market Report: July 2026

    July is the month Austin sellers historically dread and quietly plan for. The spring rush has cooled, the university crowd has scattered, and anyone still shopping in 103 degree heat is usually serious. That combination produced a fairly honest month for the downtown condo market.

    What actually happened

    Showing traffic slowed in the first two weeks and picked back up after the Fourth. The listings that moved were the ones priced against recent closings rather than against what a neighbor asked for in 2022. That is not a new lesson, but it keeps getting relearned.

    Three patterns stood out:

    • Well priced one bedrooms under $500,000 went under contract faster than anything else in the core. Buyers in that band are usually paying cash or bringing large down payments, so rate moves matter less to them.
    • The $700,000 to $1.1 million range remains the slowest slice of the market. Too expensive for most first time buyers, not distinctive enough for the buyer who wants a view floor.
    • Anything with a genuine, protected view still commands a premium. Not a "peek of the lake" view. A real one.

    Inventory and time on market

    Supply is healthier than it has been in several years, which is good news if you are buying and a scheduling problem if you are selling. Months of supply in most downtown buildings sits comfortably in buyer friendly territory, and units that linger past 60 days are usually fighting a pricing problem, a photography problem, or an HOA disclosure the listing agent has not addressed up front.

    What this means for you

    If you are buying, this is the most negotiating room downtown Austin has offered since 2019. Ask for closing cost credits. Ask for HOA dues to be prepaid. Ask about the reserve study.

    If you are selling, price it right the first week. The market is fine. It is just no longer forgiving of a "let's try it high and see" strategy. Days on market is the tax you pay for testing.

    Numbers on this page and on the building reports come from the Unlock MLS feed that updates on this site throughout the day. The MLS records last list price on closed units rather than the recorded sale price, so treat sold figures as directional.

    Reading past the headline number

    A median price in a market this segmented tells you less than it seems. Downtown high rise, Rainey, South Central, and East Austin condos are four different markets that happen to share a county. When the median moves, check the mix first. A month heavy in one bedroom closings drags the median down without any individual unit losing value.

    The more useful pair is price per square foot by submarket and months of supply by submarket. Together they tell you whether pricing is soft or whether the composition of what sold simply changed.

    What sellers should take from this

    Well prepared units at realistic pricing are still transacting on a normal timeline. Units priced to last year's peak are sitting and then reducing. That gap has been the defining feature of the year and there is no sign of it closing on its own.

    What buyers should take from this

    Leverage is real but it is uneven. In buildings with several similar active units you can negotiate on price, closing costs, and HOA transfer fees. In buildings with one or two listings, sellers are still holding. Know which situation you are in before you write.
