The Belvedere Is Now Viceroy Residences Austin
September 27, 2026 · 3 min read · By Adrian Salas

The Austin condominium project first introduced as The Belvedere has a new name and a substantially clearer identity. Pearlstone Partners is now developing the property as Viceroy Residences Austin, the hospitality brand's first residential address in Texas.
The location has not changed. The development remains under construction at 300 and 301 Pressler Street, between downtown Austin, historic Clarksville, and Lady Bird Lake. What changed is the partnership, the branding, and several important details buyers should use when comparing this project with Austin's other new-construction options.
From The Belvedere to Viceroy Residences Austin
The former Belvedere name described the project during its earlier planning and sales period. The Viceroy announcement gives the community a global hospitality brand and a more defined service model. According to the developer's announcement, the project will contain 146 residences and is scheduled for completion in the fourth quarter of 2027.
That distinction matters for buyers. A branded residence is not simply a conventional condominium with a familiar name attached. The brand can influence service standards, staffing, amenity programming, operating expenses, resale positioning, and the expectations future buyers bring to the building. Those details should all be reviewed in the final condominium documents rather than assumed from the brand alone.
What the current plans include
Current plans call for one-, two-, and three-bedroom residences, along with larger penthouses. KTGY is the architect and Kim Lewis Designs is leading the interiors. Planned amenities include a 75-foot lap pool, a poolside lounge and bar, fitness and wellness spaces, owners' lounges, coworking areas, and direct access to the Butler Hike-and-Bike Trail.
The Pressler Street site is unusual because it sits just outside the downtown grid while remaining close to Clarksville, the lake trail, West Sixth Street, and major employment centers. For a buyer who wants proximity without living in the center of a high-rise district, that setting is one of the project's strongest differentiators.
What happens to old Belvedere listings and pages?
Older MLS records, saved links, and search results may continue to use The Belvedere name for some time. They still refer to the same 300 and 301 Pressler Street project. On this site, the historical Belvedere pages remain available as an explanation of the change, while current inventory and project information now live on the Viceroy Residences Austin page.
That approach keeps the sales history attached to the correct address without presenting The Belvedere and Viceroy as two separate developments. It also makes comparisons more accurate when a buyer is reviewing past asking prices or older marketing materials.
Questions buyers should ask now
- Which residences are currently available, and which inventory has not yet been released?
- What services will Viceroy provide directly, and how are those services reflected in the HOA budget?
- Which finishes, floor plans, and amenity details are contractual rather than conceptual?
- What is the deposit schedule, outside delivery date, and remedy for construction delays?
- Are assignment, rental, and resale restrictions different from those in a conventional Austin condominium?
New-construction details can change between an early announcement and the final closing documents. Buyers should compare the current offering plan, budget, purchase agreement, and construction timeline instead of relying on an old Belvedere brochure or a third-party listing alone.
The practical takeaway
The name change is more than cosmetic. Viceroy Residences Austin now has a defined hospitality partner, an updated 146-home program, and a stated target of late 2027. It remains one of the most closely watched new-construction opportunities near downtown and Lady Bird Lake.

Buyer representation should be established before the first visit so your interests are represented from the beginning.
