The Austonian vs The Independent: An Honest Comparison

I get asked to compare these two more than any other pair of buildings in Austin, usually by someone who has toured both and liked both. They are genuinely different products, and the right answer depends on how you live.
The Austonian
Older of the two, and it wears its age well. The floor plans are generous, the finishes were high end at delivery, and the resident culture skews established. Full time owners, long tenures, an HOA that has been running the building for over a decade with a track record you can read.
Best for: buyers who want large square footage, a quieter building, and a Congress Avenue address that puts you in the middle of the business core.
The Independent
The one everyone photographs. Stacked box architecture, a much bigger amenity program, a younger and more transient owner mix, and floor plans that generally trade raw square footage for glass and view.
Best for: buyers who want the amenity deck lifestyle, more social common spaces, and the west side proximity to Republic Square, the library, and Seaholm.
The parts people skip
Dues. Compare them per square foot, not per month. A larger unit with a lower rate per foot may still cost more monthly, and that is fine if you use what you are buying.
Reserves. Ask for the reserve study in both. A building with healthy reserves and slightly higher dues is a better financial position than the reverse.
Resale depth. Look at how many units in your stack have traded in the last two years. A stack with regular turnover gives you clean comps when you sell. A stack with no history means an appraiser is guessing.
View permanence. In both buildings, some views are protected by geography or existing entitlements, and some are protected by nothing at all. Ask before you pay a premium for a sight line that a future tower can erase.
My actual advice
The honest tradeoff
The Austonian gives you Congress Avenue, larger average floor plans, and a fifteen year operating history. The Independent gives you a newer amenity program, a deeper stack of price points, and the most recognizable silhouette in the city. Neither is a better building in the abstract. They serve different buyers.
If you host, entertain, and want a formal address, the Austonian usually wins. If you want a resort style amenity level and a broader set of resale comps, the Independent usually wins.
Fee and value comparison
Compare assessments per square foot rather than per unit, since average unit size differs meaningfully between the two. Once you normalize, the gap narrows more than headline numbers suggest.
Resale liquidity
The Independent has more units and therefore more transactions, which means faster price discovery and usually a shorter time to sell at market. The Austonian trades less often, which cuts both ways: fewer competing listings when you sell, but a thinner set of comps for appraisal.
How I would decide
Tour both at the same hour on the same day of the week and pay attention to the lobby and the elevator, not the model unit. Those two spaces are what you experience daily for as long as you own.
Tour both at the same time of day, ideally late afternoon when the light shows what you are really buying. Then look at the live numbers rather than the sales brochure. The full market reports for The Austonian and The Independent update from the MLS feed daily.
