The Austonian has been running long enough to have a real track record, which is worth more than most buyers realize. You are not buying a pro forma here. You are buying a building with a decade of financials you can read.
The case for it
Large floor plans, a mature and largely owner occupied resident base, and a Congress Avenue address that keeps you in the middle of everything without putting you on top of the bar districts. The building is quiet in the way people mean when they say they want a quiet building.
What to examine
Finish age. Original delivery finishes are now over a decade old. Some units have been beautifully updated and some have not. Price accordingly, and get contractor numbers during your option period rather than after.
Dues trajectory. Look at the last five years of budgets, not just this year's number. The trend tells you more than the level.
Reserve funding versus the study. A mature building with well funded reserves is exactly what you want. Verify it rather than assume it.
Who it suits
Buyers who want space, quiet, and a stable HOA over the maximum amenity program. If that is you, this is probably your building.

The case for an older trophy tower
The Austonian opened in 2010, which now makes it a veteran among downtown Austin high rises. That is a feature, not a flaw. The building has a full maintenance history, a funded reserve, and a track record you can actually read instead of project. Newer towers ask you to trust a pro forma.
Unit sizes here run larger than most of the newer product, and the floor plans were drawn before the market decided every tower needed to squeeze in more doors. If you want genuine square footage with a view, the Austonian competes with buildings that cost more per foot.
What to verify
Ask for the most recent reserve study and the capital plan for the next five years. Elevator modernization and facade sealant work are normal at this age and should already be planned and funded. A building that has budgeted for it is in better shape than one that has not started the conversation.
Resale outlook
Congress Avenue frontage keeps this address legible to out of town buyers, which matters at the top of the market. Units that have been updated with current finishes trade meaningfully above original condition units, and the renovation spread is usually worth capturing before you list rather than discounting for at the table.
Amenity reality check
The pool deck, fitness level, and guest suite here get real use, and the staffing has been consistent for years. Tour on a weekday evening rather than a quiet weekday morning if you want an honest read on how busy the shared spaces actually get.
Parking and storage
Deeded spaces and storage units trade separately in some transactions here. Confirm exactly what conveys in writing, because assumptions about parking are the most common late stage surprise in this building.
